Twenty home sites of 1.24–2.22 acres, six commercial lots fronting the public road and one larger commercial parcel — 20 still available. Every price in full, in USD, nothing behind a form.
Each parcel carries its own folio real in the Registro Nacional, its own plano catastrado and its own municipal land-use certificate. We send you all three for your lot before you commit.
Municipal land-use certificates are issued and held for the property — the document banks and lawyers ask for first.
Not a promise for later: the line is in the ground and pressurised — see it running on the home page.
We do not publish the documents themselves. Tell us which lot you are looking at and we send that lot's file — Registry report, plano catastrado, land-use certificate and water documentation — directly to you.

Areas are converted from the registered metric survey and shown in local units for convenience; the metric figures on the plano catastrado govern. Prices are taken directly from the master price schedule and confirmed against the plano catastrado. Residential land works out at roughly $1.34–$2.41 per square foot, commercial at $5.77–$6.45 per square foot for road frontage. Prices subject to availability and change.

Eleven minutes to open water
Playa Venado is 4.3 miles down the road — eleven minutes by car, about 25 on a bike. Playa Negra and Marbella break at 9 miles.
Somewhere to end the day
Kitchens, surf shops and a couple of good bars already exist here. You are not settling an empty coast.
