Questions we get asked
Are the lots titled?
Yes. Each lot has its own folio real in the Registro Nacional and its own plano catastrado, and we send you both for the lot you are considering — before you commit to anything.
Can foreigners own land in Costa Rica?
Yes. Foreign buyers hold full fee-simple title, exactly as citizens do. Here the purchase is structured through a Costa Rican company formed for you at closing — you own the company, the company owns the lot.
Is there water?
Yes — water infrastructure is installed and running on site, with documentation available before you commit.
How far is the airport?
Tamarindo’s domestic airstrip is 18 miles — about 30 minutes’ drive. Liberia international (LIR) is 50 miles by road. There is nothing closer.
What are the closing costs?
Typically around 3–4% of the purchase price including transfer tax, stamps and legal fees. We share the lawyer’s written estimate.

Land deals in Costa Rica go wrong through the professionals, not the paperwork. So we name ours up front — verify them yourself, or bring your own. Either is fine.

You are never obliged to use either. Many buyers appoint their own lawyer and we hand over the full file — the plano catastrado, the land-use certificate and the Registro report — so an independent review is straightforward.
