Titling

The subdivision is registered and each lot is titled individually: every parcel has its own folio real in the Registro Nacional and its own plano catastrado. We send you the registry position and the survey plan for your lot before you commit. Verify both against the registry through your own lawyer — as you should with any land purchase, anywhere, and with any statement on this page.

What you may build

The land carries an agricultural land-use certificate. In practice this permits one dwelling of up to 300 m² (about 3,230 sq ft) per parcel, on one or two floors, with a maximum of 25% site coverage. Every house design we offer is drawn to those limits. If you intend something else, verify it with the municipality before you buy.

Figures on this site

Lot areas and prices come from the master price schedule and are confirmed against the surveyed plan. Build prices are fixed-price quotes from our contractor, valid ninety days from issue. Closing costs, property tax and association fees are indicative; your lawyer will give you exact numbers in writing before you sign.

Distances and travel times are road distances checked against route data. They vary with weather and season — the road is a different road in October than in February.

Financing

Owner financing of up to 80% of the purchase price is available, with terms agreed case by case. Deposit, term and rate are confirmed in writing before anything is signed. This is a private arrangement with the owner, not a regulated mortgage, and it carries no bank guarantee.

Use your own lawyer

We can introduce you to a Costa Rican lawyer who closes transactions here, and we will pay for nothing on your behalf. You are free — and we would encourage you — to appoint your own independent counsel instead. Do not use ours simply because we suggested them.
