Why Guanacaste, Now

Land is bought on a hunch about the future. That is uncomfortable, so most listings paper over it with adjectives. Here is the alternative: three things that have already happened, with names and dates attached, and an honest account of how far away they are.

The first Waldorf Astoria in Costa Rica opened in 2025

Waldorf Astoria Costa Rica Punta Cacique opened in April 2025 — 188 rooms, six restaurants, a 17,000-square-foot spa, on the cliffs of Punta Cacique. It is the brand’s first property in the country. In 2026 Esquire named it to its Best New Hotels in the World list; it was the only Costa Rican property on it. In June 2026 the resort began selling private residences inside the grounds.

So did the first Ritz-Carlton Reserve in Central or South America

Nekajui, a Ritz-Carlton Reserve, opened in spring 2025 on the 1,400-acre Peninsula Papagayo. Reserve is the smallest and most selective tier Ritz-Carlton operates — eight properties worldwide. Nekajui is the first anywhere in Central or South America. Rooms run around $2,795 a night.

And the airport that serves them is being rebuilt

Guanacaste Airport at Liberia — the international gateway for this whole coast — is in the middle of a $6 million modernisation. The programme runs from late 2026 into 2027 and includes a general and business aviation terminal with its own customs and immigration, built and operated with Signature Aviation, along with an expanded VIP lounge, more parking and reworked passenger circulation. A 634 m² extension to the boarding lounges is already open.

Now the part most people leave out

Those two hotels are ninety-one kilometres north of us. An hour and forty minutes by road.

We are not going to pretend they are neighbours. They sit on the Papagayo peninsula, at the top of the province, in a different price universe — a peninsula that already had a Four Seasons before either of them arrived.

So what is the honest reading?

Capital of that kind does not arrive by accident, and it does not arrive alone. Hilton and Marriott did not choose Guanacaste because of one bay; they chose a province with an international airport, a stable country, and a coastline that is still, by the standards of the Caribbean and Mexico, underbuilt. The airport works follow the same logic. What is happening at Papagayo is a statement about the region — and the region is the thing our road connects to.

What we are selling is not proximity to a Ritz-Carlton. It is the same province, an hour and a half south, before that becomes the price.

Playa Venado is eleven minutes from our gate. Playa Negra is twenty-two. Tamarindo is forty-one. Those are the numbers that will shape your week, and we publish them measured rather than estimated. The Waldorf Astoria will shape something slower and less personal — what land in this province is worth in ten years — and it is worth knowing about for exactly that reason, and no other.

What we deliberately do not tell you

You will find articles quoting 3–7% annual appreciation in Guanacaste and 5–8% rental yields. We went looking for where those numbers come from. Every trail ends at another brokerage’s blog, or at an unsigned guest column. Nobody points to a measurement.

So we do not repeat them. On our Numbers page there is a calculator instead: you put in your own assumptions and see what they produce. That is less impressive and more useful.
